Ms J lived alone on 500 acres, but had reached an age when she wanted to downsize and move to a nearby town. She asked us to provide a rental valuation of her farm house, at which point it became clear insufficient planning meant her estate was liable to steep inheritance tax implications.
What we did – advised Ms J that her farming assets currently held on an AHA tenancy would only attract 50% agricultural property relief, but this could be increased to 100% if she negotiated a surrender and regrant. We sought and introduced a specialist agricultural tax lawyer to give further advice and review of her assets. In all we estimate saving Ms J’s estate in excess of £100,000.
