Land & Property Auction

2 April 2015

Nick Champion reports a packed saleroom at The Fountain Inn, Tenbury Wells on Thursday 2nd April 2015 for five diverse lots of land, woodland, fishing and a smallholding.  Some of the lots met enthusiastic bidding whilst others were more cautious but all lots were eventually sold.

The first lot was a 1.58 acre paddock with an area of scrub woodland and some 245 metres of fishing on the River Teme.  Guided at £15,000 the bidding started briskly rising to £14,500 where both bidders stopped, the lot was then sold in excess of the guide immediately afterwards to another interested party.

Lot 2 was 1.76 acres of plantation with shooting rights over adjoining land at Eastham, guided at £7,500 to £10,000.  The lot failed to sell but was again sold immediately afterwards close to the higher end of the guide.

Lot 3 was 1.02 acres of oak woodland at Eastham which sold at £15,000 to a neighbouring property owner.

Lot 4 was 3.87 acres of pasture at Newnham Bridge which met enthusiastic bidding and started at the £40,000 guide price and sailed quickly up to £59,500 and sold to a neighbouring property owner.

Lot 5 was a smallholding known as The Forge, Sutton, Tenbury Wells comprising of a small cottage for improvement, barn and stables, fishing rights in the Kyre Brook, pasture land in all about 4.75 acres with a guide of £250,000 to £300,000.  Bidding was slow reaching £270,000 at which point it was withdrawn, however a sale was agreed closer to the top end of the guide price soon after.
